Funding Process

Obtaining approval for Commercial Financing can sometimes seem an impossible task. Every Property is very different and every scenario is a case by case process. At 2ndHomes we offer a personalized service to answer all questions and find solutions for our clients and an easy to follow process to keep the process efficient and highly organized.

Step one: Fill out an application
Remember we can service any property or land type as long as it can qualify for financing. If you have any questions concerning your property send an email to info@2ndhomesfinance.com After the property application has been filled out we will arrange a conference call to fully discuss your application and fully discuss different funding options to suit your needs as well as additional information needed.

Step two: Pre-qualify your application for the release of an agreement and proposed structure of funding.
The next step that will be needed for your loan to be accepted by 2ndHomes is approval in principle by one of our funding partners. Since each property is case by case, a few more questions might need to be answered about the funding. Once the funding has been approved in principle we will issue our agreement and proposed terms of funding. We plan to do this within 7 days of initial contact at stage 1.

Step three: Agreement to proceed
Congratulations! Your loan has been qualified for us to offer our services. Once we receive a signed agreement and our initial fee to cover expenses and commitment, full submission process will then take place in conjunction with our funding partners.

Step four: You have been approved
2ndHomes works exclusively on your behalf and deals with all future requests for information, we ensure your project is presented in the best possible light and offer you the benefit of our experience when you require it. We are very transparent and where possible we will work to your time lines however if these time lines are unrealistic we will tell you rather than offer false hope. A typical project in the current climate will take between 3 to 4 months from start to finish.
